Is this a discount service?
No. You get full professional representation from a licensed Texas broker — pricing strategy, negotiation, marketing, and contract support. The price is lower because the model is modern, not because the service is stripped down.
Will my home show up on Zillow and Realtor.com?
Yes. Every listing goes on the MLS and is syndicated to the major sites buyers actually use — including Zillow, Realtor.com, and Redfin — for full market exposure.
What's the $500 launch fee on Smart Start?
Smart Start is built for experienced sellers who need less guidance. The launch fee is paid upfront and covers the real cost of getting your home to market — professional photography, floor plan, sign, lockbox, and syndication — so your listing launches fully prepared. In exchange, your closing fee stays at the lowest rate, just 1%. On the higher tiers, those launch costs are rolled into the commission instead.
Is there a minimum fee?
Yes — each plan has a minimum that applies only to lower-priced homes: $2,000 on Smart Start, $2,500 on Smart Seller, and $3,000 on Smart Premium. On homes above roughly $200,000 your percentage rate is already higher than the minimum, so it never comes into play. The minimum simply makes sure every listing is fully resourced — the same professional photos, marketing, and support — regardless of price.
Do I still pay a buyer's agent?
Any compensation offered to a buyer's agent is separate from your SmartListNow fee and is negotiable on every transaction. The savings shown on this page are calculated on the listing side. We'll walk you through your options before you list.
How can you charge less than a traditional agent?
