The launch fee

Smart Start's $500 is paid upfront and covers getting your home to market — photos, floor plan, sign, lockbox, and syndication — so your listing launches fully prepared, and your closing rate stays at just 1%.

Minimum fees

On lower-priced homes a minimum applies ($2,000 / $2,500 / $3,000) so every listing is fully resourced. Above about $200,000, your percentage rate is higher than the minimum, so it never comes into play.

Paid at closing

Your percentage is only owed when your home sells and the sale closes. No monthly fees, no hidden charges — a fair price for full professional representation.

What's the $500 launch fee on Smart Start?

Smart Start is built for experienced sellers who need less guidance. The launch fee is paid upfront and covers the real cost of getting your home to market — professional photography, floor plan, sign, lockbox, and syndication. In exchange, your closing fee stays at the lowest rate, just 1%. On the higher tiers, those costs are rolled into the commission instead.

Is there a minimum fee?

Yes — each plan has a minimum that applies only to lower-priced homes: $2,000 on Smart Start, $2,500 on Smart Seller, and $3,000 on Smart Premium. On homes above roughly $200,000 your percentage rate is already higher than the minimum, so it never comes into play.

Do I still pay a buyer's agent?

Any compensation offered to a buyer's agent is separate from your SmartListNow fee and is negotiable on every transaction. The savings shown here are calculated on the listing side. We'll walk you through your options before you list.

Can I switch plans or add marketing later?

Yes. You can add any of the marketing add-ons to your listing at any time. If you'd like more hands-on guidance partway through, we'll talk through the right fit for where your sale is.
